Developments in Thompson's Station are shown on the map below and each development is summarized beneath it.


Preliminary Plats and Final Plats are submitted to the Planning Commission for approval.  To view any of these documents, visit the Agendas, Minutes, and Videos page and pull up the agenda from the Planning Commission meeting when that project was reviewed.  All submitted documents are available to view and download.

NOTE: Developments that are connecting to the Town of Thompson's Station Sewer System will not receive Final Plat approval to build homes until the Regional Sewer Facility upgrade is complete. Visit the Regional Wastewater Facility Upgrades page for more details.

Developments with Final Plat Approval

Canterbury, Tollgate and Bridgemore

These 3 subdivisions have been established and building homes since 2006.  The Bridgemore Village subdivision has finished their build-out while homes are still being built in Tollgate Village and Fields of Canterbury.

Whistle Stop

A residential home development built along the CSX train tracks in Thompson's Station Town Center with a little over 200 acres.  The property falls under the Planned Neighborhood Zoning.  There is one commercial building planned for the development entrance off Thompson's Station Rd West and around 260 residential homes with a mix of single family homes and townhomes.

Current Phase:  Build-Out of Sections 1, 2 and 7.  Section 7 was approved at the Nov. 2020 PC Meeting

Littlebury

A residential home development on Pantall Rd with 91 acres.  The property falls under the D1 Residential District zoning.  There will be 91 residential lots.  This development will be using an on-site sewer system until capacity is available with Town Sewer.

Avenue Downs

A residential home development on the corner of Critz Ln and Clayton Arnold Rd with 48 acres.  The property falls under the D2 Residential District zoning.  There will be 69 single family residential lots.

The Hills

A residential home development at the dead-end of Dean Rd comprised of 225 acres.  The property falls under the D1 Residential Zoning.  All lots will be on septic with roughly 41 single family homes.

Roderick Place

A residential home development at 4630 Columbia Pk with 80 acres.  The property falls under the S.P. (Specific Plan) zoning.  There will be 126 single family residential lots and 7 commercial/mixed use lots and 1 hotel/residential lot.

Parsons Valley

A residential home development off Hwy 31 and Thompson's Station Rd East with 118 acres.  The property falls under the D3 Residential District zoning.  There will be mixed single family residential lots totaling 349.

Pleasant Creek

A residential home development along the west side of Lewisburg Pk and East of I-65 with 178 acres.  The property falls under the Transect zoning.  There will be approximately 412 residential lots and 4 commercial lots.

Station Hill

A residential home development along the East side of Sedberry Rd just North of 840 with 224 acres.  There will be approximately 412 residential lots and 4 commercial lots.  The north parcel is zoned D2 and the south parcel is zoned D1. 

Developer:  Encompass Land Group, LLC and Ragan Smith.

Thomas Downs

A residential home development on the south side of West Harpeth Road.  There will be approximately 16 residential lots on 11.42 acres.  The parcel is zoned D2.

Future Developments

4339 Columbia Pike

A residential home development at 4339 Columbia Pike with 63 acres.  The property falls under the T2 zoning.  The developers presented a concept plan when requesting rezoning to D2 that included 95 lots.  The Board of Mayor and Alderman denied their request at the February 8th, 2022 Board meeting.
